Terms & Conditions

These terms govern the use of chirobase.pro and the supply of services by Chirobase Plumbing & Roofing Sdn Bhd (Registration No. 201801014276 (1284093-V)). Booking a site visit or accepting a quotation constitutes acceptance of these terms. They are governed by the laws of Malaysia.

1. Quotations

Quotations are issued in writing after inspection and remain valid for thirty days. The quoted price covers the scope described in the quotation and nothing else. Where opening up works reveals conditions that could not reasonably be seen at inspection — corroded pipe beyond the visible run, rotten battens under sound-looking tiles — we stop, show you the finding, and price the additional scope separately before continuing.

2. Appointments and Access

Appointment windows are agreed in advance. You are responsible for arranging access, including building management permits where required — though we prepare the paperwork for you where we can. If access is not available at the agreed time, a call-out charge may apply to cover the wasted trip.

3. Payment

Small repairs are payable on completion. Larger projects are invoiced in stages tied to milestones stated in the quotation; a deposit may be required to order materials. Payment may be made by bank transfer, DuitNow, cash or the e-wallets listed on the invoice. Title to installed materials passes on full payment.

4. Workmanship Warranty

Unless the invoice states otherwise: five years on torch-on membrane and PU injection waterproofing, three years on acrylic coating systems, one year on general plumbing and roofing repairs. The warranty covers failure of our workmanship. It does not cover damage from subsequent works by others, modifications to what we installed, blocked drains caused by usage, or defects in the wider structure that existed before our works.

5. Warranty Claims

Report a suspected warranty issue by phone or email with photos. We inspect within a reasonable time — urgently where water is actively entering — and remedy valid claims at no charge. If the inspection shows the cause lies outside our works, we will show you the evidence and quote the repair as a new job; the inspection itself is free either way.

6. Customer Obligations

  • Provide accurate information about the property and the problem.
  • Secure or move fragile items near the work area; we sheet and protect, but cannot guarantee items left in the immediate work zone.
  • Do not permit other trades to alter our unfinished works without telling us.

7. Liability

We carry the insurances customary for our trade. Our liability for any claim connected to the works is limited to the value of the works invoiced, except where Malaysian law does not permit such a limit (including liability for personal injury caused by negligence, which is not limited). We are not liable for pre-existing defects, or for consequential losses such as lost trading days, except where caused by our proven negligence.

9. Disputes

Raise any dissatisfaction with us first — directly, by phone or email — and we will attempt to resolve it within fourteen days. Unresolved disputes fall under the non-exclusive jurisdiction of the courts of Malaysia. Consumers retain all rights under the Consumer Protection Act 1999 that cannot be excluded.
