Malaysian roofs take a beating — forty-degree tile temperatures at noon, then a monsoon cell dumping an hour of rain on the same tiles at four. Cracked tiles, slipped tiles, corroded valley gutters and tired flashing are where most ceiling stains begin. We repair all of it, on tile, concrete and metal deck roofs.

Why the Stain Is Not Where the Hole Is
Water enters at a crack, runs along the underside of tiles or a batten, and drops onto the ceiling board somewhere else entirely. That is why patching directly above a stain so often fails. Our tracing works from the entry point down — we get into the roof space, follow the water marks, and test with a hose before we close the job.
Coating: When It Helps and When It Does Not
Tile coating seals hairline porosity, restores colour and drops attic temperature noticeably. What it cannot do is bridge cracked tiles or failed flashing — anyone quoting coating over an active leak is selling paint, not a repair. We will tell you plainly which one your roof needs; often it is a small repair now and coating as a separate, optional upgrade.
